What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total square footage and the overall layout of the house. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.
